Rental prices for apartments vary from city to city, and are especially high in Budapest.
The chart shows average rental prices for flat in several cities with universities, in forint/square metre (source: ingatlannet.hu).
For instance, a 50 m2 flat in Budapest would typically rent for 170,000 Ft/month (December 2021), for 130,000 in Pécs or Debrecen, and between 100,000 and 110,000 in Miskolc or Szeged.
Naturally there are many factors that influence prices, including location, size, furnishings, and whether the apartment is located in Soviet-era blocks of flats, which are usually cheaper than flats in brick-built apartment houses. The time of year also affects rents, with July and September being the peak periods in 2021.
The average monthly rent for a flat in Miskolc in December 2021 was 2,250 forint/m2 (not including utilities). The average size was around 50 square metres at an average of HUF 112,000 per month. The cheapest ones available are studio apartments (the lowest price found in the rental properties offered on ingatlannet.hu was HUF 60,000/month for a 28-square-metre studio). One-bedroom flats come in near the average, while prices increase with larger square footage and the number of bedrooms. The most expensive offering for Miskolc was a 160 square metre 5-room flat in a brick building for 390,000 a month.
